Book Club - Women Empowered Committee

Join us for the Women Empowered Book Club! Come deep dive into this Fall's book selection while connecting with other professionals.

The Book Club launches on October 17 and continues over the span of four weeks. Come share ideas, network, and discuss ideas from the book, facilitated by members of the Women Empowered Committee.

The Book Club's reading material was chosen and is being moderated by the Women Empowered Committee. The selected book is Do Nothing How to Break Away from Overworking, Overdoing, and Underliving by Celeste Headlee.
A limited menu will be available for attendees to purchase their own lunch and drinks from Peacock Wine Bar.

Client Appreciation Event & Pie Party

For the seventh year in a row, we are bringing our family and yours together to celebrate the holiday season at the Veteran’s Oasis Park in Chandler!

We’re going to be reserving a ramada with tables for lots of family fun - Catering from Floridino's, holiday crafts and lawn games for the kids, music, and don’t forget - our resident photographer, bringing her creativity and fun to your FREE family photo sessions.

In fact, the whole day is free! Come by any time on November 20, 2022 between 1-4pm to enjoy some sweet treats, tunes, activities and crafts, family photos and of course - the tradition that started it all, a free pie to take home for your Thanksgiving table from our friends at Fidelity National Title.

Oh, and one last, but very important thing - our clients are the absolute most giving, most caring, most amazing people in the world and because of that - we always want to give YOU the chance to give back because we know you are SO good at it. We are going to be collecting canned foods and non perishable items for the United Food Bank again this year - please, please, please bring something with you if you can? And of course, if you are a family in need or know of a family who is struggling - email us at [email protected] so that we can make a difference in YOUR holiday season.

Please sign up for what you would like to donate. You may drop off items unwrapped, as we are having a WRAP PARTY on December 8nd, a sign up will go out for that the week before.

Please follow the procedure below so that we can ensure this process goes smoothly and
the families receive the correct items.

This year we have adopted
16 local families. It's wonderful to see the community come together, so that each year we are able to help more families!

We have numbered the
families and the items for ease of organization.

All sign ups have a family number, item description, size, and color, if specified.

Please look at the section below the item for the age and gender of the recipient. This will help when choosing the items.

1. Decide what you would like to donate and sign up. We tried to be as specific as possible with the item descriptions.

2. Purchase item(s), and label with the family number and age and gender of child, so that we can place the item with the correct family.

For example: Family #1 8 year old boy.

3. Drop your item (s) at:

The Forum- 2301 S. Stearman Dr., Chandler (off Gilbert Road, between Queen Creek and Germann).

Hours- Monday through Friday 8am-5pm

All items must be dropped off by Monday, December 5th

All items must be new, not used

ASA Now - Volunteers Needed

At ASA now and Jacob’s Mission Community Center in Mesa we have created daily opportunities for our community to make a real impact in the lives of our most vulnerable population.

Within each one of you lies the potential to curve the statistics that foster children face. You can change the future of one of the 14,000 children that are currently in foster care.

The founders of ASA Now are three foster adopt mamas with a dream to change the grim statistics foster children face. Below are a few of those statistics.

Two out of three foster children end up dead, homeless or in jail within a year of aging out.

Girls in Foster Care Pregnant by 19 - 50%

Former Foster Kids in U.S. Prison - 74%

Incarcerated within 2 years of "Age Out" - 50%

Former Foster Youth on Death Row - 80%

Number of Foster Kids that graduate college - 1-3%

Number of Foster Kids that graduate high school - 33%

*45 minutes of your time once a week can change the trajectory of a child’s life.

Market Update

The real estate market continues to cool in Arizona with just 4500 pending listings as compared to 8400 this time last year causing many to ask, is it a good time to make a move if it doesn’t seem like a lot of other people are doing it? 

While the average house price is still up about 6% in that same time period and nearly 30% if you include the appreciation gained from our first year in a global pandemic, sellers are rejecting cash offers from wholesalers who thought they’d certainly be the winners as prices started to adjust to a lack of competition from buyers. 

The truth of the matter is, even though sellers have a lot of equity in their home - they are trading in a low interest rate and aren’t getting as much as they had hoped for 6 months ago. It’s kind of like going to the casino and leaving when you are up $200 but knowing that you could have left when you were up $500. Leaving at $200 feels great, unless you’ve got to compare it to what leaving at $500 would have felt like.

Buyers are definitely winning if they are being strategic though and since many of them are sellers, they are willing to trade in that interest rate if it means they solve some other issue by selling - typically space or geography related - and are just excited that they have options to choose from and feel GOOD about being able to negotiate again. In fact, as the average concession amount grows, those high interest rates become more manageable with rate buy downs - permanent and temporary. 

With nearly 21,000 homes on the market and all 17 of our major metropolitan cities trending towards a more buyer friendly market, it seems that we’ll likely end the year with at least 14 of those being in true buyer’s markets where inventory remains fairly low given the population growth and the lack of new building permits from our new construction counterparts. 

Phoenix is still sitting at number 15 on the Case Schiller’s index but its not awards or rankings or even numbers that Arizonan’s need to see to gain confidence in the market - its just time. 

The heart burn of those high interest rates and a monthly payment that seems just too hard to swallow for the condition of many of the properties on the market are overshadowing the opportunities that buyers have IF they are qualified to make a move. Our sellers are struggling to be seen which is why pricing, staging, prepping and marketing are just a few of the things that should be on your selling shopping list. Working with an agent who only knows the market of the last two years? Knowing how to negotiate is a lost art and if you want the best terms for your sale, your agent is going to have to know how to navigate some new, or old, waters. 

If you are looking for a real update on what’s happening in the local market, check out your city’s website and click on their development plan - the Taiwan Semi Conductor plant in the north valley, the Mercy Gilbert Expansion and the Phoenix Children’s Hospital expansion in the East and West Valley, and countless new businesses in every sector from health care, to technology, to cars, to manufacturing and everything in between are here, are coming, and the continued growth is massive. We don’t have enough houses and as soon as those interest rates dip, you can say bye bye to the conveniences of making a move now. We know its hard and it's not right for everyone, but when its right for you - go for it.
