STEP ONE
During our initial call or meeting, we'll get to know you and your goals and determine how we'll be able to best help you reach your goals. STEP TWO
Next, we'll uncover what you're truly looking for in your next home and create your ultimate wishlist. This wishlist should include things like your likes, dislikes, and must-haves so we can begin narrowing down the homes on the market that fit your criteria. We'll go one step deeper and talk about what these features will mean for you and your family and what our strategy will be for getting them!
STEP THREE
Once we have an idea of what you are looking for, we'll help you start the process of qualifying to get it. This is an incredible opportunity to meet with one of our trusted advisors to understand the plethora of loan programs available for first time and seasoned home buyers. With programs to address almost every situation and the ability to put a plan together for future investments, it is never too early to start the pre-qualification process. One of the biggies is the funding necessary, so here's our 5 secret sources of down payment money you might not even have thought of yet!
STEP FOUR
Not only will we send you listings that meet your criteria, we'll also set you up on MLS alerts so new listings are sent straight to your inbox and hand curate some of our favorites for you based on our conversations together. We'll include the availability of local new construction communities and help you be on the look out for FSBO and off-market property that we can help you snag before anyone else even knows they exist. We'll narrow down the ones that are the best fit for you and your family and visit the ones you really love in person (or virtually if you are out of state!) and determine which one ultimately is the right fit.
STEP FIVE
At every step of the process, we'll offer our professional opinion and empower you to make the decisions for your family. We'll assess the market conditions, the value of the homes, and help you write a competitive offer based on our experience and expertise in local real estate. This is our specialty and this is where we thrive.
Once you have an accepted offer, we'll arrange for inspections, appraisal and help you navigate final mortgage approval. There are many steps between contract and close but our expert transaction coordination team and client care manager ensure that you are empowered, educated, and ready to move forward with every step.
STEP SIX
On closing day, the final paperwork is sent off to the county for recording and we get the honor of handing you the keys to your new home.
