Hey Hey Hey, Weekend Warriors!
Woah, I feel like I blinked and we went from "back to school" posts to "Fall Break destination spots" and I'm still stuck somewhere in between. It has been a whirlwind of activity getting the kids back in school but I'm loving that we can start brushing off that outdoor furniture and making reservations on the patio at our favorite hangouts because cooler weather has GOT to be coming, right? RIGHT? In the meantime, we have been BUSY helping families settle into their Spring-time homes, prep over the Summer for making a move when those temps finally do come down, and holy heck - with interest rates headed down this week, the phone has been ringing with questions (such GOOD questions!!) about the market, what happens in an election year, when might be the time to refinance and so, so, so much more! In between those calls and strategy sessions we've been planning some SUPER fun events behind the scenes including a big volunteer event this coming week and we need YOUR help to pull it off. 📊 Another BIG Rate Week 📊
Oooh baby, you are going to want to see the email I just got from one of our highly recommended lenders about the rates they are seeing today - I love when I see numbers with a 5 in front of them...oh my, how times have changed! Not only are rates trending downward but we’re kicking off September with a recap in numbers as we do at the beginning of every month giving us a bit of an indication of what the fourth quarter might look like in Arizona real estate.
Here are the basics - the ARMLS numbers for September 1, 2024 compared with September 1, 2023 for all areas & types:
- Active Listings (excluding UCB & CCBS): 18,430 versus 11,969 last year - up 54% - and up 5.5% from 17,474 last month
- Active Listings (including UCB & CCBS): 21,047 versus 14,476 last year - up 45% - and up 3.6% compared with 20,320 last month
- Pending Listings: 4,041 versus 4,604 last year - down 12.2% - and down 9.0% from 4,441 last month
- Under Contract Listings (including Pending, CCBS & UCB): 6,658 versus 7,111 last year - down 6.4% - and down 8.6% from 7,287 last month
- Monthly Sales: 5,683 versus 6,267 last year - down 9.3% - and down 8.5% from 6,208 last month
- Monthly Average Sales Price per Sq. Ft.: $290.60 versus $282.14 last year - up 3.0% - and up 1.3% from $286.74 last month
- Monthly Median Sales Price: $440,000 versus $435,000 last year - up 1.1% - but unchanged from $440,000 last month
Active listings are up 54% from last year giving buyers many more options to choose from as they search for their home for the holidays this Fall. Re-sale supply typically rises this time of year but after a head start in August, we’re already up another 5% which is keeping prices in check, up just 1% year over year.
In fact, the monthly median sales price is still under $450,000 and pending listings are down about 10% so while the good ones may see some competition from multiple offers, homes are more accessible and in fact cheaper than last year, when compared to the rate of inflation.
Sellers are happy to see a bit of price improvement over the last month but it seems that buyers will need more of a push to hit the pavement than just talk of a rate reduction - improved rates have done little to create a buzz in the market place but that might change this month if they go down even further.
AND...while many are waiting until after the rate drop and after the election to pick back up their moving plans - we’ve been lucky enough to work with a steady stream of folks (some of you are reading this RIGHT NOW!) who don’t want to be at the end of the line when that time comes. Instead, they are taking advantage of the quiet market and quietly winning their next home.
