Trick or Treat, Weekend Warriors!

To all the little goblins, witches, superheros, blow up dinosaurs, and tv show characters - we see you and we are ready for you to come knocking on our doors this week with yummy candy, Halloween treats, and big smiles because this is the beginning of the BEST time of year in Arizona. As the weather starts to cool off, our calendars start to fill up with outdoor festivals, movies in the park, costume contests and trunk or treating events. It's so fun to see our neighbors out and about, walking around, getting to know each other, and enjoying the holidays together! And hang in there, mommas - we see you too and know you are doing double duty with theme days, costumes, school parties and more - we're right there with you!

This is a super busy time for our team at the Amy Jones Group too - besides being mommas, we turn up the volume on our community giving this time of year because we don't want to miss out on a single chance to celebrate the season with you! We're sponsoring the Kerby Estates Movie in the Park event this weekend, passing out candy at the Fall Festival with ICAN this week, hosting a drive for the Clothes Cabin with volunteers next month, and partnering with Confidence Kits on a new project they are doing in the Gilbert Public Schools this year - message us for details if you want the inside scoop! We're also helping some of the BEST first time home buyers get into their Arizona homes this month, there's lots of relocation this time of year from California to Florida (and we're helping them ALL get settled before the holidays!), and so much more.

 📊 Market Update: A Holiday Opportunity for Buyers and Sellers 📊   

As we head into the holiday season, the Greater Phoenix market is showing unique opportunities for both buyers and sellers. Sound too good to be true? Read on... 

For Buyers:
This season presents the best buying conditions we’ve seen since December 2022. Active listings have surpassed 20,000, with mortgage rates in the low-to-mid 6% range driving increased buyer demand. Rates settled between 6.1%-6.2% for conventional loans and 5.6%-5.7% for FHA loans throughout September, sparking a 12% increase in weekly contracts. Historically, buyer-friendly conditions like this are rare, making it an opportune time to buy with less competition and plenty of options. Seasonally adjusted indicators also show price stability, meaning each dip in mortgage rates has the effect of putting homes "on sale" for buyers.

For Sellers:
Sellers can still find success in this market, but attention to detail is crucial. With high inventory, competitive listings, and slightly increased mortgage rates, condition matters now more than ever. Simple upgrades—like new carpet, fresh paint, or improved lighting—can make a significant impact. Sellers in the $275K-$500K range should consider budgeting for buyer incentives, as over 60% of sales in this range close with $8,000-$10,000 in seller-paid closing costs. While the market slightly favors buyers today, the seasonal demand peaks in early spring, and a potential mortgage rate decline in 2025 could bring an especially active selling season next year.

This program was originally founded to honor our military heroes, inspired by Amy Jones’ late father, Richard (Mac) McGarrigle, a U.S. Navy veteran of World War II and we’ve since expanded it to include all community heroes who make a difference every day.

Additionally, we partner with title companies, lenders and even moving companies who offer special programs designed to assist community heroes with their moving and community connection needs. These programs can help make homeownership more affordable by offering lower down payment requirements, reduced interest rates, and other financial assistance to ease the burden of a big move.
