What a week it’s been! November has brought both exciting celebrations and meaningful closings, just in time to honor Veterans Day and show our gratitude to those who’ve served. We’ve had the privilege of helping several families finalize their moves this past week, and each one is an absolute honor for us to play a role in making new beginnings possible. On the heels of an amazing volunteer event we squeezed in this week with Community on Purpose at the Clothes Cabin, we’re excited to share a few more upcoming events that let us give back together.

Friday is ICAN's annual Dream Big Gala, Saturday is Branching Out’s annual fundraiser - both of these organizations are on our list for holiday time giving, so reach out if you are looking for somewhere to support before the year is up. In fact, keep an eye on our socials for updates on these projects and other ways you can lend a hand as we head into the season of giving.

And for our business owners out there, don’t miss our FREE business mixer this month—it’s the perfect chance to connect and collaborate before the holidays. We’re also thrilled to host our Community Appreciation Event next weekend, where we’ll celebrate the end of the year and give thanks for all of you who make our work so rewarding.

November Market Update

As of November 1, 2024, the real estate market offers unique advantages that I promise won't always be on the table. In fact, now that Election Day is behind us (although there's still lots of work to do at that national and local level) - we'll start to see changes to the real estate market with a faster pace than we've seen all year long. This is a common post-election trend and something you'll want to pay attention to.  Our top three shifts to watch? 

1. Inventory Surge Benefiting Buyers: Active listings have increased by 40% since last year, giving buyers more choices and stronger negotiation power. With the Cromford Market Index dipping below 90, we’re in a buyer’s market, which means better potential for concessions and pricing flexibility.

2. Opportunities for Sellers Amid Price Stability: While prices per square foot are slightly lower than last year, the median sales price has risen by 3.4%, showing some resilience. Sellers can attract motivated buyers with realistic pricing and by understanding current market trends.

3. Demand Is Up, But Interest Rates Affect Growth: While demand has improved (up nearly 7% year-over-year), high-interest rates are keeping it from skyrocketing. Sellers should be mindful of this dynamic and stay competitive as buyers carefully consider their options.

This shift toward a buyer’s market emphasizes the importance of strategic pricing and responsiveness to market trends for a successful sale in today’s environment and this impacts you whether you are a first time home buyer, move up or move down buyer, selling only (in Arizona) and moving out of state, or an investor looking to capitalize on these trends.

This year we announced the launch of our Community Heroes Appreciation Program with a special gift of gratitude for military members, veterans, educators, medical professionals, first responders, and government/civil servants when buying or selling a home with us. 

In recognition of these invaluable contributions, we offer a $1,000 credit towards closing costs as a thank you for the service to our country and community. This program was originally founded to honor our military heroes, inspired by Amy Jones’ late father, Richard (Mac) McGarrigle, a U.S. Navy veteran of World War II and we’ve since expanded it to include all community heroes who make a difference every day.

Additionally, we partner with title companies, lenders and even moving companies who offer special programs designed to assist community heroes with their moving and community connection needs. These programs can help make homeownership more affordable by offering lower down payment requirements, reduced interest rates, and other financial assistance to ease the burden of a big move.

Free Dino Day at the Arizona Board Walk- Saturday, November 9th, 2024 

Pangaea Land of the Dinosaurs invites families to enjoy a free Dino Day at AZ Boardwalk! The courtyard event features roaming life-like dinosaurs, live shows, a fossil shop, Jurassic moto pool, fun dino meet & greets, inflatables, live reptiles, and more. This event is from November 9 @ 10:00 am - 3:00 pm.

Canal Convergence | Reflections - Sunday November 10th, 2024

Canal Convergence is an internationally recognized, free, ten-night public art event that takes over the Scottsdale Waterfront each November. This entirely outdoor, immersive event features large-scale, light-based artworks, as well as educational workshops, family-friendly activities, art and history tours, live music and dance performances, a beer and wine garden, food trucks, and more! Large-scale public artworks will illuminate the Scottsdale Waterfront each evening from Friday, Nov. 8, through Sunday, Nov. 17, 2024

East Valley Veterans' Parade - Monday, November 11th, 2024

The East Valley Veterans Parade provides an opportunity for the community to gather in honoring, thanking and celebrating local Veterans, active Military, and their families. This event is from 11:00am-1:00pm.
